Real Estate Advisory
Real estate is a transaction.
The decision behind it is a matter of advice.

Buying, selling or holding a property involves far more than a price per square metre.

Location, scarcity, potential, condition, liquidity, taxation and timing all contribute to the decision, whether determining how and when to sell, or assessing whether a property is the right acquisition at the right value.

In an increasingly selective market, the role of the real estate professional is evolving. NICOLSON advises its clients on their real estate decisions and, when appropriate, manages the transaction that follows.

Independent Real Estate Advisory

Founded in 2017, NICOLSON is an independent firm specialising in high-end residential real estate and distinctive properties.

We operate primarily in Paris and the South of France, advising property owners, buyers, investors, families and wealth management professionals.

Our approach begins with understanding the property, its market and our client’s objectives.

For a seller, this means assessing value, choosing the right timing, defining the appropriate positioning and determining the right level of exposure.

For a buyer, it means identifying the right opportunities, assessing a property beyond its asking price, understanding its strengths and constraints, and determining the conditions under which an acquisition makes sense.

The transaction is the outcome of this thinking.

Understanding the Luxury Real Estate Market

Luxury real estate is not simply the upper end of the residential market. Its scarcity, patrimonial value and limited number of market participants give it a distinct set of dynamics.

Data from the Notaires de France illustrates this clearly: a small proportion of transactions accounts for a significant share of the total value exchanged. As prices rise, the market becomes increasingly narrow, ultimately becoming highly confidential at the ultra-prime level.

4%
of transaction volume

17%
of total transaction value

≈ 9,000
annual transactions above €1.2 million

< 900
annual transactions above €3.2 million

This limited market depth has consequences for both sellers and buyers.

For owners, truly comparable transactions are scarce and exposure must be carefully managed. Pricing, timing, presentation and distribution all influence the perception of a property and its ability to find the right buyer.

For buyers, the same lack of transparency makes analysis equally important. Asking prices do not always reflect transactional reality, comparable evidence may be limited, and some of the most interesting opportunities never reach the open market.

In luxury real estate, understanding the market is as important as accessing it.

Advice, Strategy, Execution

Every assignment begins with an analysis of the property, its environment, its strengths, constraints and potential.

For sellers, we define and execute the appropriate strategy: positioning, presentation, level of exposure, buyer selection, negotiation and support through to completion.

For buyers, we can assist from the definition of the search through to acquisition: sourcing on and off-market opportunities, analysing value and potential, identifying areas of risk, coordinating specialist advice and negotiating the terms of the transaction.

Our independence allows us to manage a deliberately limited number of assignments, ensuring personal involvement and genuine freedom of advice.

Real Estate Within a Broader Wealth Strategy

A real estate asset should not always be considered in isolation. Whether buying, holding or selling, the decision may form part of a broader strategy involving asset allocation, financing, taxation, succession planning or investment.

NICOLSON understands these considerations and, where appropriate, works alongside the client’s existing advisers: notaries, lawyers, private banks, family offices, tax advisers and specialist experts.

This approach is particularly relevant to complex transactions and distinctive assets — family estates, residential buildings, vineyards, olive estates and hospitality properties — where real estate, financial and wealth considerations are often closely interconnected.

Our role is to understand these different dimensions and ensure that each real estate decision fits within the client’s broader strategy.

Paris & the South of France

In Paris, NICOLSON advises on family apartments, pieds-à-terre, private mansions and properties distinguished by their location, architecture or potential.

In the South of France, we advise on character properties, waterfront villas, estates and distinctive real estate assets, from Provence to the Mediterranean coast.

Our market combines publicly available properties with opportunities handled more discreetly. Through our Private Market and professional network, we connect selected sellers and qualified buyers where public exposure is neither necessary nor desirable.

We are defined less by a price category than by the distinctive properties and real estate decisions that deserve a particular level of attention.

This personal involvement, supported by a network of specialist advisers and partners, remains one of the firm’s founding principles.
